Terms & Conditions of Sale
These terms and conditions govern the sale of goods by Pro Build Supplies Preston Ltd ("we", "us", "our") to the customer ("you"). By placing an order on our website you agree to these terms.

1. Orders & Contract
- All orders placed on our website constitute an offer to purchase goods at the stated price.
- A contract is formed when we confirm your order by email and dispatch the goods.
- We reserve the right to refuse or cancel any order at our discretion, including where pricing errors have occurred.
- Product images are for illustrative purposes only. Natural materials such as bricks and stone may vary in colour, texture and shade from batch to batch — this is inherent in the nature of the product and not a defect.
2. Pricing & Payment
- All prices are displayed inclusive of VAT at the current UK rate unless otherwise stated.
- Prices are subject to change without notice. The price at the time of order confirmation applies.
- Payment is taken in full at the time of order via our secure payment provider (Snipcart).
- We accept Visa, Mastercard, PayPal, Klarna and American Express.
- For wholesale and trade account orders, alternative payment terms may be agreed in writing.
3. Delivery
- We offer free standard delivery to UK mainland addresses on all orders.
- Delivery to Scottish Highlands, Islands, Northern Ireland, Isle of Man and Channel Islands may incur additional charges — please contact us before ordering.
- Estimated delivery times are provided in good faith but are not guaranteed. We accept no liability for delays caused by third party carriers or circumstances beyond our control.
- Pallet deliveries are kerbside only. The driver is not obliged to move goods beyond the kerbside. Please ensure suitable access for an 18-tonne vehicle.
- Risk in the goods passes to you upon delivery.
- You must inspect goods on delivery. Any visible damage must be noted on the delivery paperwork and reported to us within 24 hours.
4. Returns & Cancellations
- You have the right to cancel your order within 14 days of delivery under the Consumer Contracts Regulations 2013.
- Goods must be returned in their original, unused condition and packaging. You are responsible for the cost of return unless goods are faulty.
- Custom cut, made-to-order or specially sourced items cannot be returned unless faulty.
- Once goods have been laid, fixed or used they cannot be returned.
- Refunds will be processed within 14 days of receiving returned goods in satisfactory condition.
- To initiate a return, contact us at tradecounter@probuildsupplies.uk before sending any goods back.
5. Faulty or Damaged Goods
- If goods arrive damaged or are found to be faulty, please contact us within 48 hours with photographs and your order number.
- We will arrange replacement, repair or refund at our discretion in accordance with your statutory rights under the Consumer Rights Act 2015.
- Damage noted on delivery paperwork must still be reported to us within 24 hours to be eligible for a claim.
6. Quantity & Wastage
We strongly recommend ordering a minimum of 10% extra on all brick and paving orders to account for cutting waste, breakages and future repairs. We cannot guarantee exact batch or colour matches on future orders.
7. Limitation of Liability
- Our liability to you shall not exceed the total value of your order.
- We are not liable for any indirect, consequential or economic loss, including loss of profit or project delays.
- Nothing in these terms limits or excludes our liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.
8. Trade Accounts & Wholesale
- Trade accounts are subject to separate credit terms agreed in writing.
- Wholesale pricing is available to qualifying trade customers. Contact us to discuss your requirements.
- We reserve the right to withdraw trade account facilities at any time.
9. Intellectual Property
All content on this website including text, images, logos and design is the property of Pro Build Supplies Preston Ltd and may not be reproduced without written permission.
10. Governing Law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
11. Changes to Terms
We reserve the right to update these terms at any time. The version published at the time of your order applies to that order.
